A large crowd had gathered in Wimborne, Dorset, for Symonds & Sampson’s June property auction. Ten lots went under the hammer and all sold – rapidly.

Auctioneer and Partner Mark Lewis said, “Many agents are reporting difficult trading conditions but we have not found this at Symonds & Sampson and, if our auction results are anything to go by, there is a lot of demand for properties that are competitively priced. Buyers from the Poole and Bournemouth conurbations are particularly keen for renovation projects but pricing these can be tricky as our results show. The beauty, of course, is that on the fall of the hammer the lot exchanges contracts and this surety in uncertain times is a bonus for both buyers and sellers.”

Highlights included a semi detached workshop with planning permission to convert to residential sold for £181,000 (91 per cent above guide), a single building plot in Wimborne sold for £143,000 (68 per cent above guide). A detached house in Wareham sold for £452,000 (10 per cent above guide) and a terraced barn at Winfrith sold for £108,000 (54 per cent above guide). A barn at Corton Denham sold before the auction above its guide of £285,000 whilst a garage in Bournemouth sold for £52,000. The most excitement was for a property belonging to Dorset County Council. Penwithen Lodge is a detached two bedroom property that requires renovation. Guided at £75,000 the bidding was frenetic and after 45 bids the hammer fell at £176,000, 135 per cent above guide.
