A letting agent on the Isle of Wight has agreed not to repeat claims that it charges ‘no application fees’ when it does after being reported to the Advertising Standards Authority.
A complainant spotted an advertisement for a property by four-branch sales and lettings agency Lancasters Estate Agents which claimed prospective tenants would not be charged an ‘application fee’.
But the advertisement was referred to the ASA because the complainant understood that some fees were to be levied.
Fees charged
Lancasters charges two sets of up-front fees for different properties within its lettings book. This includes application fees of between £72 and £150 per property and a standard referencing fee of £72 per tenant.
Lancasters agreed to amend their advertising so that any non-optional fees are clearly stated, and to remove the claim “no application fee” if one applies.
Complaints like this about fees charged by letting agents will soon be a thing of the past.
The Tenant Fees Bill due to go live on June 1st makes it clear that it will be unlawful for agents like Lancasters to charge referencing fees or application fees after that date.
